Is a toilet considered a fixture? Yes, a toilet is considered a fixture in a home, specifically a plumbing fixture, because it is permanently connected to water supply and sewer drain, bolted to floor with wax ring and bolts, requires tools and plumbing work to remove, and is intended to stay with house as essential sanitary device. In real estate, toilet is part of real property, not personal property that seller can take when moving, it stays with house unless contract says otherwise. It meets legal definition of fixture as attached, adapted to property, and intended permanent. Plumbers classify toilet as sanitary fixture along with sink, bathtub, and shower, all providing water and waste removal. Even though toilet can be unbolted and removed, it is still fixture because installation is permanent and removal causes damage and leaves open drain. So yes, toilet is classic example of bathroom plumbing fixture that is considered part of house and stays when home sold.
