When evaluating leasehold property (where you own the physical building but lease the underlying land), a remaining lease term of at least 80 to 100 years is generally considered safe and viable by mortgage lenders and real estate experts. When a lease term drops below 50 to 60 years, securing bank mortgage financing becomes exceedingly difficult or impossible, and the market value of the property depreciates rapidly because the reversionary interest of the land returning to the freeholder approaches quickly.
