A freeholder cannot simply evict a leaseholder on a whim or arbitrarily force them out while the lease contract remains active. The leaseholder maintains legal ownership of the physical building or apartment structure for the duration specified in the contract. However, a freeholder can initiate forfeiture or termination proceedings if the leaseholder commits a severe breach of contract terms—such as failing to pay ground rent over an extended period, violating strict property covenants, or ignoring major maintenance obligations. Such legal evictions are rare and strictly regulated by courts.
