Common causes of garage door track problems, which lead to door going off track, rollers slipping out, or noisy and jerky operation, include physical damage, wear, and lack of maintenance that affect track alignment. The most common cause is hitting the garage door with a car, bicycle, or lawn equipment, which bends the vertical tracks and prevents rollers from sliding smoothly, causing derailment. Loose track mounting bolts due to vibration over time cause tracks to shift out of plumb and become misaligned, allowing rollers to escape. Worn or damaged rollers that are cracked, chipped, or have worn bearings can jump out of track channel. Broken or loose cables that lose tension cause door to hang unevenly and pull one side off track. Broken springs cause door to be extremely heavy and unbalanced, putting extra force on tracks and causing them to bend. Dirt, debris, or rust buildup in tracks creates obstruction that causes rollers to bind and jump. Improper initial installation where tracks are not level or spaced correctly about half inch from door edge leads to chronic off-track issues. Lack of lubrication on rollers causes friction and binding. Foundation shifting or garage settling can move track mounting points. Over time, tracks can rust, especially if gutters above garage overflow and drip water onto tracks causing corrosion. Regular inspection, tightening bolts, cleaning tracks, and lubricating rollers with silicone lubricant prevents many track problems.
