Moss does not automatically mean you need a new roof, but it does indicate conditions that can shorten roof life and require prompt attention to avoid premature replacement. A small amount of moss in shaded, damp areas is common, especially in the Pacific Northwest and other humid climates, and can be removed and prevented without replacing the roof. However, extensive moss coverage that has been left for years can cause damage that may necessitate replacement. Moss acts like a sponge holding moisture against shingles, accelerating granule loss and causing asphalt to deteriorate faster. Its root-like rhizoids lift shingle edges and break sealant bonds, allowing wind-driven rain to infiltrate and causing wind blow-off. If moss has caused widespread lifting, cracking, or rot of the underlying deck, and shingles are 20 plus years old with significant granule loss, replacement may be more cost-effective than cleaning. To determine if moss means new roof, inspect the roof after killing and gently removing moss. If shingles underneath are still flat, have adequate granules, and are not cracked or curled, cleaning and installing zinc or copper strips for prevention plus trimming branches for sunlight can restore the roof and add years of life. If shingles underneath are bald, curled, or brittle, moss has accelerated end-of-life failure and replacement with proper ventilation and algae-resistant shingles like Atlas Pinnacle Pristine is advisable.
