Flex Seal and similar rubberized liquid or spray sealants can provide a very effective temporary stop-gap for minor roof leaks, but they should never be viewed as a permanent solution. If you have a small crack in a flashing joint, a minor puncture, or a localized leak around a vent pipe, applying a thick coat of a rubberized sealant can block water infiltration until professional repairs can be performed. However, these products degrade under continuous ultraviolet sun exposure, temperature extremes, and structural shifting, meaning they will eventually crack or peel. Furthermore, spraying liquid rubber over widespread shingle damage, severe wood rot, or complex flashing failures will fail to address the underlying structural problem and can trap moisture inside the roofing components, accelerating decay. For long-term protection, traditional roofing cements, flashing replacements, and professional repairs are always required.
