A roof that leaks intermittently is often responding to specific environmental conditions, such as the direction of driving wind during a storm, the volume of rainfall, or the rate of snowmelt. If rain falls straight down with little wind, a minor gap in flashing or a small shingle defect might not let water through, but when torrential downpours are accompanied by high-speed winds, water can be blown horizontally underneath shingles or flashing joints, triggering a sudden leak. Similarly, ice dams form during freezing weather, causing melting snow to back up beneath the roofing materials and drip into the home long after the storm has passed. Condensation can also mimic an intermittent leak, occurring only on extremely cold mornings when indoor humidity rises and collects on uninsulated metal framing or cold roof components, creating drips that vanish as the weather warms up.
