Water damage remediation and restoration are related but distinct phases of returning property to preloss condition. Remediation focuses on stopping damage, removing water, and mitigating health hazards. It includes water extraction, drying with air movers and dehumidifiers, removing unsalvageable materials like wet drywall and carpet padding, cleaning and sanitizing, mold prevention, and containing affected areas to prevent further spread. Remediation is about mitigating and cleaning up immediate damage. Restoration focuses on rebuilding and repairing what was removed or damaged during remediation, such as replacing drywall, installing new flooring, repainting, and restoring contents. Restoration returns structure to original condition before water event. In simple terms, remediation is cleanup and drying phase to make property safe and dry, while restoration is rebuilding phase to make it look like before. Many companies like SERVPRO offer both, but some specialize only in remediation. Insurance often separates costs, with remediation covered as emergency mitigation and restoration as repair costs.
