What is not covered under property insurance in Australia includes many exclusions in standard home building and contents PDS from NRMA, Allianz, Budget Direct. Not covered is wear and tear, gradual deterioration, rust, corrosion and mould, as insurance covers sudden events like fire and storm, not ageing, so old roof leaking due to age not covered. Not covered is subsidence, settlement, landslip, erosion and earth movement, so underpinning $20K to $50K not covered unless caused by insured event like earthquake. Not covered is flood if flood cover not included or excluded in high-risk flood zone, with many budget policies excluding flood, requiring flood optional extra 10% to 20%. Not covered is actions of sea, tidal wave and tsunami if flood excluded, though most include tsunami. Not covered is intentional damage by you or someone you know. Not covered is unoccupied over 60 to 90 days, with theft and water damage excluded if empty without notification. Not covered is business use, with home business stock not covered. Not covered is insects, vermin and rodents. Not covered is war, terrorism and nuclear. Not covered is faulty workmanship and manufacturing defect. So property insurance covers fire, storm, theft and accidental damage, but not wear and tear, subsidence, flood if excluded, unoccupied over 60 days, business stock and gradual damage, check PDS for exclusions.
