Soffit does not automatically get replaced with roof, as soffit and roofing are separate systems, but roof replacement is an ideal time to inspect and replace damaged soffit and fascia to ensure proper ventilation and prevent future problems. When you replace a roof, roofers remove old shingles and underlayment down to deck, but soffit is underneath the overhang and is not typically removed unless it is damaged, rotted, or you request replacement as part of project. However, during roof replacement, roofers have easy access to fascia boards to which gutters are attached, and to soffit area, making it cost-effective to replace rotted fascia or damaged soffit at same time, as scaffolding is already up and labor is shared. If soffit is old wood that is peeling, rotted from gutter overflow, or has inadequate ventilation, roof replacement is good time to upgrade to vinyl or aluminum vented soffit that provides better airflow to attic and prevents ice dams. Some roofing contractors include fascia and soffit inspection in roof replacement estimate and will recommend replacement if damage is found. If soffit is in good condition with adequate venting and no rot, it can remain during roof replacement. It is important to coordinate between roofer and gutter contractor, as gutters must be removed to replace fascia and reinstalled after. Replacing soffit during roof replacement costs 20 to 40 dollars per linear foot including materials and labor.
